A flat roof is quicker and easier to install than a traditional roofing system because it doesn't have much pitch to it. A flat roofing system will require more maintenance than a traditional roof. This is because there isn't much pitch, only about 1/4" to 1/2" per foot, which can sometimes result in standing water and miscellaneous debris that could end up clogging the drainage system. And, this is especially true if the flat roof replacement was not properly installed to begin with.
Flat roofing systems come in a wide variety of materials. There are single layer membrane (elastomeric or plastomeric membranes) roofing systems and the membranes come in different varieties. There are also modified bitumen roofing and built-up (BUR) roofing varieties as well. Since a flat roofing system doesn't drain naturally oftentimes causing it to hold water, a flat roof will generally have a shorter life expectancy than other roofing systems.
A flat roofing system is much cheaper than other roofing installations. This is because they don't have much pitch to them, so they use fewer materials. Additionally, a flat roof installation is not as labor-intensive.
With a flat roof, the roof space can serve multiple uses. For example, with a flat roof you can also use that space for housing your air conditioning unit(s) keeping it/them off the ground. You can also install solar panels that can't be seen from the ground. And, a flat roof could also be used to design and install a rooftop garden or a living roof.
