Can you get your roof replaced or remodeled if you have insurance? Of course! It’s your roof. You can have it replaced or remodeled whenever you want and can afford it. But will your insurance company pay for it?

The answer to that question is a bit more complicated.

Whether or not your insurance company will pay for a roof replacement depends on many factors, like the reason why the roof needs to be replaced, the age of the roof, whether you want upgrades, and the details of your policy. We’ll take you through these factors, so you have all the facts as you prepare to replace your roof.

Why does the roof need to be replaced?

Insurance exists to help you pay for sudden and unavoidable damage to your home – think things like fire, vandalism, and natural disasters (including storms and hurricanes). However, maintaining your home and repairing the damage left by normal wear and tear are your responsibility. If the only reason why you want to replace your roof is because it’s old or you want to invest in a new material, you’ll be paying for that yourself.

How old is the roof?

For the most part, the younger the roof, the easier time you will have getting the insurance company to pay for a replacement, should you need one. If the roof is a year old and a tree falls on your home, the insurance company will (usually) pay for a replacement roof. However, if your roof is nearing the end of its lifespan, the insurance company might only cover the cash value of the roof, or they might claim that most of the damage is due to poor maintenance and upkeep, meaning you’re responsible for the replacement.

Do you want to upgrade?

Your insurance company might not want to pay for upgrades to your roof – after all, their job is to help you restore your home to pre-loss condition, not make it better than it was before. However, if you decide to upgrade anyway, you might be eligible for a discount on your homeowners insurance. You’ll need to check your homeowners insurance policy or call your agent to find out.

What does your policy say?

While we can offer general advice here, your insurance policy is the be-all and end-all when it comes to determining what your insurance policy will or won’t pay for. When you bought the policy, you agreed to abide by the insurance company’s stipulations and procedures. Before you try to make a claim on your roof, make sure you read your policy thoroughly. Don’t be afraid to ask questions. And don’t be afraid to ask for help!
